Plumber in Sylvania.
Georges River frontage and, at Sylvania Waters, a canal estate where houses sit on the water rather than merely near it — which changes the plumbing entirely.
What we see in Sylvania.
Sylvania Waters homes sit barely above the waterline, so drainage has almost no fall and many properties pump rather than gravity-feed. Tidal influence is a real factor in how stormwater behaves here.
Being on the water rather than the open coast means constant humidity and brackish exposure. It's gentler than Cronulla's surf air but still shortens the life of external fittings and tanks noticeably.
Much of Sylvania went up in the sixties and seventies. Original bathrooms of that era were waterproofed to standards long superseded, and failed membranes are the most common cause of the slow leaks we find.

Asked in Sylvania.
Yes, more than people expect. The blocks sit very low relative to the canal, so stormwater and sewer lines have minimal fall to work with and silt up more readily than they would a few streets inland. Some properties pump rather than drain by gravity. On a high tide with heavy rain the system has the least capacity exactly when it's asked for the most — which is why yard flooding here is usually about levels and fall rather than a simple blockage.
