Riser replacement in a working office tower, with nobody sent home.
01 — PROJECT OVERVIEW
An eleven-storey Macquarie Park office tower had recurring leaks on a cold water riser that had reached the end of its service life. Facilities management needed it replaced without interrupting tenants, several of whom ran weekday operations that couldn't stop.
02 — THE CHALLENGE
The building's isolation valves hadn't been exercised in years and several were seized, meaning any shutdown risked affecting far more of the building than intended. A full-building outage during business hours was not an option.
03 — OUR APPROACH
1Mapped and exercised every isolation valve on the affected riser first, replacing the seized ones so shutdowns could be contained to a floor at a time.
2Staged the replacement across four weekends, two to three floors per window.
3Coordinated access and inductions with building management ahead of each window rather than on the day.
4Pressure-tested and recommissioned each stage before Monday, with sign-off issued to facilities each week.
04 — THE OUTCOME
✓Riser fully replaced with no weekday interruption to any tenancy.
✓Isolation valves now mapped and working, so future work can be contained.
✓Leak callouts on that riser stopped entirely.
✓Documentation lodged for the building's compliance file.
