01 — PROJECT OVERVIEW

Six adjoining food tenancies on a Cabramatta strip shared a single drainage line to the main. It blocked roughly monthly, and each time the tenancy that noticed first paid to clear it — which nobody thought was fair.

02 — THE CHALLENGE

The grease arrestors had been sized when the premises were fitted out, and trade had grown well beyond that. Grease was passing straight through into the shared line and setting. With six tenants and one landlord, no one had authority to fix the whole thing.

03 — OUR APPROACH
1Jetted and camera-surveyed the full shared run, documenting where grease was accumulating and how far it extended.
2Assessed each tenancy's arrestor against its actual trade volume rather than its original design assumption.
3Presented the landlord with one report covering all six, showing which arrestors were undersized and which simply needed more frequent servicing.
4Set up a single scheduled pump-out program across the strip, timed around trading hours.
04 — THE OUTCOME
No blockages on the shared line since the program started.
Cost shared proportionally rather than falling on whoever noticed first.
Trade waste documentation brought current for all six tenancies.
Landlord now has one point of contact instead of six separate complaints.
Every month someone was paying for a blockage that wasn't really theirs. Now it just doesn't happen.
